Oxford Waterside Management Company

 

The Management Company ‘Oxford Waterside Management Company Ltd’ is a legal entity, listed at Companies House. The shareholders are the owners of properties on Oxford Waterside, each residence has one share, which is transferred with ownership of the property.

 

The Management Company owns all of the common areas, including the parking areas that are allocated to each property. Its responsibility is to maintain and invest in the common areas to enhance the value of shareholders’ properties. A service charge is collected annually from each property to fund the works of the company.

 

The Board of the Management Company is made up of shareholders who are nominated by their fellow shareholders and elected at the Annual AGM in June. The Board meet quarterly to conduct the business of the company which includes:

 

  1. Appoint and oversee the Managing Agents (currently Cluttons) who take day to day responsibility for the business of the company and for managing suppliers such as contractors for garden maintenance, vermin control etc.
     
  2. Work with the Managing Agents, to select and set contract terms for suppliers such as garden maintenance and monitor service delivery against contracts. 
     
  3. Ensure that the company meets all of its legal obligations.
     
  4. Liaise with the Residents Association and other shareholders in determining investment priorities. 
     
  5. Set and monitor annual budgets for the Company and set the service charge as required. 
     
  6. Take action to ensure that all service charges are collected.
     
  7. Ensure good financial management of company funds by Managing Agents, conduct an annual audit of accounts. 
     
  8. Report the business and financial position of the company to shareholders at an annual AGM in June each year.
